We can also produce 3D sketch scheme visuals to accompany our planning and building regulations drawings which enables our clients to visualise their project out of the conventional 2D plans and elevations.

The first step to undertake when deciding on alterations or extensions to your home is to see whether planning approval is required for your project. We can advise on this requirement once we have a full understanding of what you would like to achieve. Depending on the scope of a project, a permitted development application can be submitted. In other cases a householder planning application can be submitted. We have submitted and received approval on many different types of projects ranging from commercial developments, housing developments of all sizes, advertisement applications and many more therefore we are equipped to advise on the right path for your project.

BUILDING REGULATIONS STAGE
Once planning permission has been obtained or has been determind as not a requirement, the next step would be to obtain Building Control approval.
This stage is a vital element to the success of your project in many ways, namely;

Building control will sign off that your project complies with UK construction Law based on the detailed drawings and written specification for your build.

A contractor will require detailed drawings in order to accurately price your build.

The building regulation drawings will provide a basis for materials/construction methods/specification for your building contractor to work from. This helps in maintaining the quality of the build. Otherwise contractors may use low end materials to save on build cost profit margins.

The detailed drawings also provide a basis to use during and for further development under project management servics. After approval from Building Control has been received, the responsibility of project will either fall to you or to an appointed Project Manager.
